The traditional real estate selling process has been around for quite some time, and for the most part it has worked well.  But recently some innovations have started to appear.  Some are worthwhile while others might not be so appealing after all is said and done.

Every plan includes all services that are required by the Colorado Real Estate Commission for Seller Agency.

Selling your home?

Choose the type of sale that works best for you and your unique situation.

No upfront or advance fees required, ever.

  • A Real Estate sales commission has 2 parts, the Listing Agent fee and the Buyer Agent fee. 
  • Both fees are paid by the Seller when the home is sold, upon Close Of Escrow. 
  • Our Seller Representation Fee is 3.2% of the final sales price in most cases. 
  • The Buyer Agent fee is typically anywhere from 2.5% to 3%.  In the Denver Area 2.8% is most often seen in the MLS. 
  • Please understand that there are no “standard” real estate sales commissions. All commissions are negotiable, just as all purchase prices are negotiable.
  • It’s important for home buyers and sellers to realize that there is a cost to selling a home, but these costs can be offset in a number of ways.  We’ll get into that in more detail later. 
  • The costs will vary based on the number of services offered by the Seller’s agent as well as the marketing costs that are incurred.

This, the BASIC plan, includes all of the full services required by the State of Colorado, plus 12 additional services to promote the sale of your home. 


This, the HOME SWAP plan, includes everything in the BASIC plan, and adds another group of preparation, marketing, and presentation services.

But this program is unique in that it provides a guaranteed market-value sale of your current home. You will be allowed to stay in the home until you purchase and close on your replacement home.  And you will not be required to be inconvenienced by any intrusive showings.

The Home Swap is one of the most innovative methods of Selling and Buying real estate, and the cost is minimal.

It is essentially a bridge loan but with extra perks.

The lender (Knock) will advance the major part of your current home’s equity to you to use as an earnest deposit payment on your next home.  You can purchase that next home as a non-contingent Buyer, which means that you are not dependent on the sale of your current home, and the Seller will look at your proposal more favorably.

After you complete the purchase of that next home we will start marketing your previous home for sale.  You may even be eligible to receive up to $25,000 in fix-up expenses to make the home more appealing to buyers.

During this marketing period you will only be making one mortgage payment, not two.

Once your current home is sold, you will receive the full sales price, less the real estate commission (no markup), less the fix-up expenses if any, less the payoff of the previous mortgage if any, and less a 1.25% service fee to Knock.  The fee is overwhelmingly offset by the fact that I charge a reduced commission for participants in this program, and also by the fact that you never have to put up with showings.  You only need to move once.

Are We a discount brokerage?

The short answer is no, but it really depends on who you ask, or what your perspective is. 

Our focus is on marketing and relationships. 

Getting to know you and your home helps us to be able to tell people the story of your home so that the prospective buyer can establish a connection to the home that they are about to purchase.


If you are a real estate agent, you may disapprove of anyone who offers a commission that is lower than what they deem “acceptable”. You may be telling prospective clients that “discount brokers” are unprofessional and do not offer very good service to their clients.  You are probably right.  But we are not a discount brokerage.  You are entitled to your opinion.


If you are looking to sell your home, then you want to get your home sold in the shortest timeframe possible, for the highest price, at the lowest cost to you, and with minimal hassle.  You want an experienced professional agent who knows how to prepare a home for sale, knows how to present it to prospective buyers, knows how to market it effectively, and knows how to negotiate for the best terms and conditions for you, the client.

We have simply found that some sellers do not need as many services as others.

The vast majority of our sellers are satisfied with the BASIC plan.

Every one of our plans includes more seller services than any of the so-called discount brokerages out there.

Not only that, but we also include more standard services than the traditional “big-name” brokerages. 

You and your home will get personal concierge attention all the way through Close of Escrow (and beyond).

The average 6% agent does 4 transactions per year and grosses about $48k.  But, out of that $48,000, 40% goes to his brokerage management.  He gets to keep $28,800 before deductions for taxes and personal expenses.

Why does he only do 4 per year?  Answer, because he needs another job to support his family, and sellers would be foolish to pay 6% to a part time agent who can’t give full attention to the marketing and the transaction.
